If you are thinking that a brand-new home will be free from any defects and damages, then think again!

Even when investing in a newly constructed home, it is always advisable to do a pre-purchase home inspection in Sydney because it can provide you with valuable insights regarding the structure of the home, as well as help to save a lot of money on rectifications that may need to be done later on.

Even in a newly constructed home, you could find issues such as:

  • Structural defects such as cracks in the foundation, poor framing or faulty grading.

  • Drainage issues.

  • Leaks from windows and roof.

  • Problems with the HVAC system.

  • Electrical issues such as poor or faulty wiring.

  • Plumbing issues.

  • Fixtures and fittings that are incomplete.

Once you invest your money and purchase a home with defects, it is you who will have to spend additional amounts on getting these problems rectified which can go into many thousands of dollars of unnecessary expenditure so soon after you have already spent your hard-earned money on a new home. However, if you get a home inspection in Sydney before any money changes hands, then you can actually negotiate with the seller or contractor and get the problems sorted out prior to making your purchase.

It is advisable to get several inspections done before actually making your decision, where the final inspection will include the following checks made by the inspector:

  • Roof, chimney, and gutters.

  • Doors and windows.

  • Walkway, driveway, shed, deck, patio, and garage.

  • Foundation, basement, and crawlspaces.

  • HVAC systems.

  • Plumbing, toilets, sinks, and sump pumps.

  • Electrical conductors, circuit breakers, meters, and panel boards.

  • Attic, insulation, and ventilation.

  • Appliances.

Because these inspections are carried out by industry professionals who have years of training and experience, it is well worth the investment that you make on it, and far more cost effective considering the alternative.
